Newlands is a family-friendly neighborhood close to both Downtown Boulder and the foothills. Residents enjoy an active and lively lifestyle within walking distance of shopping and dining at Downtown’s Pearl Street Mall, plus miles of hiking and biking trails in the foothills. The neighborhood is named for the Newland family, which established a fruit farm here in the 1870s. Parcels from the Newland family’s farmland was first sold to developers in the 1890s. Development gathered pace in the 1920s, and many Newlands homes remain from the ‘20s and ‘40s. Newlands’ diverse real estate includes early-20th-century farmhouses, post-war bungalows, mid-century ranches, and striking contemporary single-family homes. The idyllic location and attractive real estate make Newlands one of Boulder’s most in-demand neighborhoods.

Newlands boasts a great selection of restaurants concentrated around the intersection of Broadway and Alpine Avenue. Top Chef winner Hosea Rosenberg’s restaurant Santos serves flavorful New Mexican cuisine with specialties including Navajo frybread, stacked enchiladas, and blue-corn tostadas. Enjoy dinner paired with tequila cocktails, Spanish wine, and craft beer, or stop by in the morning for counter-service breakfast eats. Breadworks offers organic artisan bread, delicious pastries, and light breakfast and lunch fare. Audrey Jane’s Pizza Garage uses the finest and freshest ingredients to create flavorful New York-style pizza slices and pies. Sweet Cow is an ice cream shop that serves up unique and impressive flavors.

Other eateries in the area include homestyle Chinese spot Flower Pepper and British-style gastropub The Hungry Toad. There’s also a Whole Foods Market for grocery shopping. Many more shops and restaurants can be reached with a short stroll down the hill to Downtown Boulder’s Pearl Street Mall.

Things to Do

North Boulder Park is an expansive outdoor recreation space framed against a dramatic mountain backdrop. Amenities at the park include a large turf sports field, a ping pong table, two baseball diamonds, half-court basketball, fitness equipment, sheltered picnic tables, and a children’s playground. North Boulder Park’s Tot Track is a wide dirt track for young cyclists. In winter, many North Boulder residents bring their skis to the park to enjoy the snowfall.

Hiking and running trails run up Mount Sanitas and provide captivating valley and mountain views. In spring, these mountain trails are surrounded by beautiful blooming wildflowers. The neighborhood is also connected to the Red Rocks Trail, which leads to the striking Red Rocks sandstone formations.

North Boulder Recreation Center offers many opportunities to get active. The rec center’s facilities include a 25-yard lap pool, a leisure pool with a water slide and ramps, a gymnasium and gymnastics center, workout and weight rooms, a dry sauna, and a hot tub. There are six tennis courts and one racquetball court at the rec center, and the club hosts a variety of dance and yoga classes as well.
